I will walk and photograph the property for you. Pulling from decades of construction and remodeling experience (not to mention being a licensed home inspector), I’ll help you understand the full scope of the work required in the rehab project.

Your real estate agent wants to sell you the house, but I will tell you what you’re buying, so you can make a wise offer.

This is not a full-blow home inspection, although Ryan is trained as a licensed home inspector. This is an affordable, photo-illustrated consultation to help you avoid a poor investment, or waste time and money ordering a scope of work from your contractors.

I work with local and out-of-state real estate investors. As the saying goes, “you make money when you buy.” But you lose money when you don’t foresee a major system failure.

Baggett Property Inspections is always available if you want a full, thorough, written “home inspection” report. But I offer this affordable, photographed “Walk-through Consultation” as a service for investors who must analyze multiple properties before they find and purchase a good investment.

My consultation does not guarantee any components or systems discussed. There may be major flaws with the property I do not discover. However, I will do my best to investigate the scariest, most costly, parts of the property. I offer my time and photographs so that you can make your own informed investment decision. It will also will allow you to get a more accurate scope of work from your contractors.

Pricing starts at $150 for the first 2 hours of time spent on walkthrough, photo organization, and our 30 minute meeting. That will cover most single family houses, up to 2,500 sq ft.

$50/hr for additional time spent on larger homes, multi-family units, or delayed access to the property when I arrive. I am very punctual.

How it Works:

  1. Find an investment property in your buy box

  2. Schedule a walkthrough with Ryan Baggett (or have your local agent grant me access) as well as a 30-minute follow-up meeting (phone call/zoom/in person)

  3. I will spend about 1 hour visually inspecting and photographing the property, depending on size and conditions

  4. I will organize dozens of photos for you to access online and follow up with our 30-minute discussion regarding the overall state of the major systems and components of the property:

  • Roof Covering and Condition

  • Obvious Foundation Concerns

  • HVAC/Electric/Plumbing

  • Windows/Doors/Floors/Walls

  • Cabinets/Appliances/Fixtures

  • Curb Appeal and General Lot Conditions
